Scope of Terms - These terms govern all booking requests to reserve the home through our property website
Acceptance - You accept these terms on behalf of all members of your party.
Non-refundable Reservation Payment - all booking requests made thru this website are not yet confirmed until payment has been made equivalent to the whole stay. Once a booking request has been made, you will receive an email detailing on payment instructions. Once payment is confirmed, we will manually confirm the booking. Please note that this payment is non-refundable once booking is within 1 month of stay,
Terms of Modifying/Cancelling a Reservation - Guests may modify dates/ cancel a booking as long as it is more than 30 days prior to stay dates (except for Peak Periods of December -February) Any modifications on dates outside of that period will be subject to approval. You may contact us directly.
Terms of a No-Show Occurrence - In the event that you do not arrive on the date booked, we will be applying the applicable no show fee equivalent to total room nights booking.
No Liability - Neither we, nor our online reservation partners, nor any of our directors, employees, affiliates or other representatives, will be liable for any loss or damage arising out of or in connection with your use of any information, products, services and/or the materials offered through this website, including but not limited to loss of data, income, profit or opportunity, loss of or damage to hotel and claims of third parties, or any indirect or consequential loss or damages, even if we and our online reservation partners have been advised of the possibility of such loss or damage, or such loss or damages were reasonably foreseeable.
Limitation of Financial Liability - In the highly unlikely event of an issue arising as pertains to a reservation, the liability to us, and/or our online reservation partners, if any, is limited to the Non-Refundable Reservation Guarantee Deposit paid at the time of the reservation
Governing Law - Your reservation is governed by the laws of the Philippines, and is subject to the exclusive jurisdiction of the courts. The reservation confirmation (if any) and these terms represent the entire agreement between you and our property website

| House Rules | Please read all information below before proceeding with your booking request. Only registered guests are allowed inside the home. Guests will register online via link. Vax cards preferred but not required as of June 2023. 2 Female housekeepers live on site and have their own rooms, therefore expect to share some space with them.If this is not amenable to you, please book elsewhere. We do not have a generator. The kitchen is for use of the housekeepers only but we can assist you with reheating of food deliveries, and provide plates/cutleries/glasses. You may make use of oven toaster, microwave, rice cooker, electric kettle and a space may be freed up for refrigerator use. Guests must use the existing furniture only, no additional tables/chairs or catering set up allowed. Only packed food trays or food ordered in can be brought in for consumption. You will be asked to provide a security deposit either in Airbnb or direct when you check in. Security Deposit is PHP5,000. This will be refunded after check out if no damages. Light Housekeeping/tidying up can be provided. Change of linens is provided once during a 3-nights stay. If you will be staying longer, then additional Housekeeping fee of PHP800.00 will be paid on site for full cleaning. If there are any issues, kindly inform the housekeeper and we will try to get it solved asap. This is a restored heritage house, well kept, but not brand new, please do not expect it to be as such. |
| Payment Requirement and Unsuccessful Payments | Please note your reservation request is not yet confirmed. It is a booking request subject to approval and payment requirement. We will provide only (1) day for guests to settle room charges. If guests fail to complete the payment, request to book will be cancelled. |
| Pet Policy | Pet Friendly limited to small breeds. Limited to 2 pets, you will have to sign a Pet Agreement contract to along with pet fee of PHP500/pet/night. Pets can only stay in common areas (not in rooms) |
| Parking Availability | Only Pay Street Parking is available and is subject to availability of space in the area. Please manage your expectations and plan accordingly to avoid inconvenience. |
| Events, Socials Policy | Will you be using the space as an event place, party, socials/wedding prep area, shoots etc? Alcoholic beverages are not restricted but limited. This should be coordinated with us prior to booking our home. There will be supplemental fees of PHP1,000/head if you will be using the space for shoots/wedding preps or any small private event family gatherings parties etc. This applies to any additonal person not included in the reservation, even for day visitors. Please message us before sending a request to book so we can share details. |
| Children Policy | Only two (2) children aged 0-2 years old, may stay free of charge when staying with their parents or guardians due to room capacity. This is not inclusive of extra bed use. |
| Confirmation Notice | Please present he confirmation page / reservation email to be presented upon check-in. Valid ID is required for all adults in the group. |
